This case study details HAL Construction’s successful conversion of a 3-bedroom House in Multiple Occupation (HMO) into a highly profitable 5-bedroom, all-en-suite HMO on Ashley Road. Project Scope and Challenges
The primary objective was to increase the property’s rental capacity and value by creating two additional en-suite bedrooms. This required a comprehensive approach that went beyond simple redecoration. The project scope included:
- Structural Adjustments: To reconfigure the layout, we performed significant structural work, including the removal of supporting walls to create a more efficient floor plan. To ensure the building’s integrity, this was followed by the installation of lintels and beams for structural stability, a critical step that required careful planning and execution.
- Internal Reconfiguration: New stud walls were constructed to section off the new en-suite bathrooms within each bedroom. This involved precise planning to maximise space and ensure each room was well-proportioned and fully functional.
- Plumbing and Utility Installation: A major component of the project was the installation of new pipework and plumbing to service the five en-suite bathrooms. This complex task required routing new lines and connecting them to the existing water and drainage systems efficiently and discreetly.
- Finishing and Decoration: The entire property was replastered and redecorated to a high standard, providing a fresh, modern, and attractive living environment for future tenants.
Overcoming the Unique Challenge of a Tenanted Property
The main challenge on this project was the need to work around existing tenants who occupied part of the property throughout the renovation. Our team implemented a strict operational protocol to ensure minimal disruption and maintain a safe, clean environment. This included:
- Rigorous Tidiness: We maintained an exceptionally tidy worksite, cleaning up debris and dust daily to ensure the communal areas and the tenants’ living spaces remained as clean and habitable as possible.
- Tenant Communication and Care: Our site manager was in constant communication with the tenants, providing regular updates on the work schedule and addressing any concerns they had. We scheduled noisy and disruptive work during periods that caused the least inconvenience and ensured all access points remained clear and safe.
